Many thanks for entrusting the promotion of your property to Mediterranean Homes. In order to market your property and comply with the requirements of Decree 218 (Decreto 218/2005), the law governing real estate in Spain, we are required to ask you for several documents.
For us to move forward with the sale of your property, we will require a set of documents that are as follows:
a) The title deed or some other form of ownership documentation (deed of purchase, inheritance, etc.)
b) A document proving one's identity (such as a passport, NIE and or TIE card)
c) A certificate proving one's residency for tax purposes (if applicable)
d) Nota Simple (Information from the Land Registry )
e) First Occupation License (if you have one)
f) The most recent utility bills, IBI, Rubbish collection, Water, and Electricity.
g) If the property is on an urbanization or building complex and there is an established community (comunidad), then we will require a recent community bill and contact details for the community.
A significant portion of this paperwork necessitates trips or phone calls to either the Town Hall or the Land Registry.

Marketing Your Property
Once we have listed your property, we will begin to promote it to both our existing clientele as well as other agents with whom we collaborate. Additionally, it will be distributed via our network to over 700 real estate agents along the Costa del Sol and further afield by means of our property management system.
