Now what do you do?

Do you not have a clue where you start?
Fear not, we are here to help!
Where can I focus my attention?
You may be wondering if you need to redecorate or work on every room in your home. Three rooms are considered the most important when it comes to selling your home:
- Living room
- Kitchen
- Master bedroom
You may also be wondering if you need to ‘stage’ these rooms. To cut to the chase – yes! Now this doesn’t mean it has to be elaborate, you don’t need to spend a fortune or bring in all new furniture, you can work with what you have. Simply moving things around or adding accents to a room, can really help transform a space.
If a home is presented well, or staged, it will sell a lot faster and quite often for more money than an empty or uncared-for home.
Below are a few tips that you can start implementing straight away to get your home ready to sell, if you want to know more about how we sell your home, you can check out this blog here where we give you a step-by-step guide.
Three things that you should do throughout your home (including the exterior) are:
- Declutter
- Depersonalize
- Deep clean
Declutter
As Allie Casazza says ‘clutter is just a pile of unmade decisions’.
Decluttered spaces reduce anxiety and are far more appealing to the eye. Get rid of the stuff you don’t need or use, put things away so less stuff is on display. You want to create a blank canvas, as much as possible, so any potential buyers can envision themselves and their belongings in the space.
Ask yourself - what is the intention of each room? How do you want potential buyers to feel in the space? Give every room a purpose. Don’t waste a spare room by using it as a dumping ground, turn it into a study, a reading room, or a relaxing guest bedroom, this will also add value to your property.
Depersonalize
This is very important, you don’t want an overwhelming amount of family photos throughout your home. It can be off-putting to potential buyers and will prevent them from viewing the house as their own home one day. So pack your family photos away in preparation for your move, a few left on display is ok. Also pack away any certificates, trophies, collections and kids' artwork that may have infiltrated the house.
Deep Clean
It’s a good idea, if you can, to get a professional company to really deep clean your home. It can make such a difference, tile grouting can look like new with a good scrub, the windows will need to be cleaned inside and out so potential buyers notice the view and light coming in, not dirty windows. Once your home has been deep cleaned it will then be easier for you to keep on top of, even just 30 minutes a day in one room can stop the build-up so when you have a last-minute viewing booked in it’s easier to get it looking sparkling.
The Living Room
Declutter, depersonalize and deep clean.
Think about the primary purpose of the living room, what do people want to see? Many people like to both entertain and relax in the living room, so arrange the furniture so it’s easy to be social but it also comfortable and inviting.
Paint the room a neutral colour, dress the windows to look stylish and also let in as much light as possible, some nice artwork can really help to set the tone and fresh flowers or plants give the space a breath of fresh air.
The Kitchen
The heart of the home is the kitchen!
Declutter, depersonalize and deep clean.
When selling your home, you want to show a bright, sparkling kitchen with plenty of workspace for preparing food. Make it look inviting with a dining table set up like you are hosting a dinner party with fresh flowers.
You don’t need to fit a brand new kitchen, a lick of paint in a neutral colour can make all the difference along with a few choice things on display like a bowl of fresh fruit and some cook books. Don’t forget to clear the fridge of magnets, notes and kids artwork.
The MasterBedroom
Declutter, depersonalize and deep clean!
Follow the same intention as with the living room with neutral colours and lots of light. Add different textures with curtains and bedding, or pops of colour with blankets and throw pillows. A great way to add a bit of a ‘designer’ feel to your room is to add a cosy chair if you have the space, nice lighting with lamps on the bedside tables and some natural greenery or artwork to add colour.

Curb Appeal
Don’t forget about the buyers first impression of your home…. The outside. Many people have refused to even enter a property because the outside looked so unappealing!
Jet wash any residue of calima from your house, the sandy/dusty/muddy/red rain that comes from the Sahara desert, it’s a big red flag showing the house may not be well cared for.
If you don’t have green fingers it may be a good idea to hire a gardener or ask for help from family and friends. Get rid of any dying plants or anything that maybe an eyesore.
Create a nice cozy seating area, outside living is important in Spain! Have a few plants, shaded areas and even a hammock or sun loungers to create a vibe.
