There is no denying that the Coronavirus pandemic has effected everyone’s lives in one way or another. The realisation that life is short and precious and can change in an instant has really inspired people to try to live their best lives, especially now as we have been released from the confining restraints of 2020.


So what does that mean for the housing market?

Spain has a lot to offer and it’s no wonder the Costa del Sol is such a popular holiday destination with over 300 days of sunshine every year, offering a high quality of life with happy and welcoming people, who wouldn’t want to be here? 

Now more and more people are able to work remotely, they are choosing to relocate to houses with more space or bigger gardens or to properties outside of the city looking to improve their quality of life. Swapping the miserable and dreary concrete block offices for sunshine and a desk with a view, maybe even a pool to cool off after work.

Many people are now searching for homes with an extra room, or even an outhouse, they can convert into an office, working remotely means people save a lot of time that would have been spent traveling to work, giving them more time for the activities they love to do, making them happier and in turn work harder and more efficiently during their working hours. They are also looking for homes with more space inside and outside for entertaining friends and family.

2022 has already got of to a flying start with properties selling fast. As Kelly Summerell says ‘The property market in Málaga is booming’.

Sales are now back to, and a little ahead of, pre-pandemic levels. Not surprisingly the numbers of sales in the Costa del Sol took around a 40% hit during 2020 due to lockdowns and covid restrictions minimising movement.

Looking at the data for sales from January to August:
In 2021 – 20,600 homes were sold.
In 2019 – 20,526 homes were sold.

Second tier Spanish cities (outside of the major cities like Madrid and Barcelona) saw impressive increases, Málaga saw the highest property price increase in 2021 with an average +7.6% rise, compared to others such as Almería a +5.6% rise and Cádiz an average +3.9% rise and prices are estimated to keep increasing.

2022 was already away and running, much earlier than in previous years. We are experiencing this first hand at Mediterranean Homes, properties are not staying on the market long at all. Some homes we have sold within a few days of being on our books that had previously been on the market with other agents for years! 

So if you like the look of a property, don’t hang around, book an appointment as soon as possible to view it!!

Prices are steadily rising and show no signs of dropping, so if you want to buy, now is the time. Also because interest rates are at their lowest and mortgage approvals have risen and amounts approved are larger, now is also a really good time to take out a mortgage. Especially as a lot of mortgages have fixed rates for the whole term… being from the UK, where every few years they either hike up the interest rates and your payments, or you have to pay another large fee for a fixed term for a few more years, constantly adding to the amount you owe, a fixed rate for the whole term feels like such a bargain!!

Are we headed for a bubble? In short, no, analysts and academics both agree that Spanish property is rising in line with inflation and economic growth. It is a very different situation than in 2008.
